Where the business stood.

A Gandy & Co had a rebuilt site and a Google presence that was almost entirely people typing the name. Nobody had asked what ChatGPT says to a Liberty Hill seller.

The business

Independent brokerage in Liberty Hill, broker Amy Gandy. Residential, land, farm and ranch across Williamson and Burnet counties. Site rebuilt summer 2026; all 51 page titles and descriptions rewritten in the first pass.

Google, before

Search Console, 23 May to 22 August 2026: 3,322 impressions and 199 visits. Five pages appeared 1,169 times and were clicked once. Nearly all traffic was branded.

ChatGPT, unmeasured

No record existed of what ChatGPT answers when someone types “best real estate agent in liberty hill tx” or “who sells land and acreage in liberty hill tx.” That is what the September audit recorded.

Recorded the ten prompts

Discovery (“best real estate agent in liberty hill tx”), urgent (“need to sell my house in liberty hill quickly who should i talk to”), comparison (“should i sell my liberty hill house now or wait”), brand, and two neighbor-city prompts for Leander and Georgetown. Each ran in a fresh temporary ChatGPT session with web search on. For every prompt we captured the business lookup, the web searches, the pages read, the pages cited, and only then where A Gandy & Co landed.

Read the listing record ChatGPT uses

The business lookup is fed by Yelp, not Google. AGandy & Co. Real Estate sits in that feed at 5.0 from 21 reviews and unclaimed: no city, no zip, no service area on the record. It appeared in five of the six Liberty Hill lookups and was never first. Two individual agents with 65 and 66 Yelp reviews outrank it on general prompts; Longhorn Realty, whose site ChatGPT read six pages deep, outranks it on land and ranch prompts.

Filed the listing fixes

Claim the Yelp listing, set the service area to include Leander and Georgetown, and set categories to include land and ranch, because a claimed record with a stated service area is what surfaced in the neighbor-city lookups. Correct a ProvenExpert profile that was attributing a UK company's 4.1 rating to the firm on the brand prompt. Make sure the team's Zillow and Realtor.com profiles carry Liberty Hill and recent sales, because Zillow's agent-review pages were cited in three of ten answers.

Wrote the content the captures asked for

A farm, ranch and acreage brokerage page for Liberty Hill: the firm's own service, and the prompt where a competitor's site was read six pages deep. A seller-process page, because the urgent prompt split between listing agents and four cash-buyer sites. A monthly market update with named sources, because ChatGPT appended “2026” to seven of ten searches and the site's existing market posts were never retrieved. Real estate is compliance-sensitive, so every page ships only on the broker's written approval.

What didn't work

The site's two existing market-update posts were never retrieved. ChatGPT appended “2026” to seven of ten searches and read Realtor.com, Redfin and Unlock MLS instead. A market post without a date and a named source doesn't get read.

Discounted

One prompt with no city in it returned Liberty Hill businesses because of where the audit was run. It counts as named in the table above, but it's a property of the audit machine's location, not the market, and we don't lean on it.

Your Google reviews aren't what ChatGPT reads.

The business lookup runs on Yelp's feed. A five-star Google profile with no Yelp presence is invisible to it. Check the Yelp count before reading any AI number as a Google problem.

Retrieved isn't named, and named isn't first.

ChatGPT shortlists the top four or five by rating times review volume. Being in the lookup at position three gets you one clause at the end of the answer.

The searches tell you which pages to build.
